Our work does not start and end with a cold set of floor plans. We care about helping you get the most from a design professional, and we walk you through what to expect at every stage: design, plan submittal, construction, and move-in. If you have never read a set of house plans, we will make sure you understand what you are looking at.

Plans are drawn, reviewed, and delivered digitally. Meetings happen by phone or video. Your building department gets a PDF set that meets its local requirements.
Can you really draw plans for my state from somewhere else?
Yes. In 49 states, single-family plans do not require an architect's stamp, and residential drafting is not a licensed activity. We draw to the building code and local amendments your jurisdiction has adopted, and we coordinate with a local structural engineer where one is required.
Why not Nevada?
Nevada requires a state license for residential design work. We are not accepting Nevada projects at this time.
How long does a full set take?
Most new home plans take two to eight weeks from the first concept to a permit-ready set, depending on the size of the house and how quickly revisions come back.
What do you need from me to start?
A rough idea of size and rooms, a plat or survey of your lot if you have one, and any photos or sketches you have collected. Once you sign on, we send a planning checklist that walks through every choice from foundation type to cabinet style.
Do you work with my builder?
Yes. We are glad to talk with your builder before drawing begins and to answer their questions through framing. Builders and contractors also send us clients directly.
